Summit at Henderson Pass in San Antonio, Texas, is an apartment complex that offers residents a convenient location and a range of amenities. While it may be the perfect fit for some, as indicated by the positive reviews highlighting their great maintenance service, there are also some potential negatives and complaints that prospective residents should be aware of. In this article, we will explore the top reasons why living at Summit at Henderson Pass may not be ideal for everyone. We will provide an honest and comprehensive overview to help you make an informed decision about whether this apartment community is the right choice for your needs and preferences.

1. Not Truly “Luxury” Living

One of the common complaints about Summit at Henderson Pass is that it may not live up to the “luxury” label. While the apartment complex offers nice features and amenities, some residents feel that the overall experience does not justify the “luxury” designation. This can be a drawback for those seeking a truly high-end and luxurious living environment. If you have high expectations for luxury finishes and amenities, you may want to consider other options or visit the property to see if it meets your personal definition of luxury.

2. Noise Concerns

The apartment complex is located near major highways, which can be a convenient factor for commuters. However, this proximity also has its downsides. Some residents have complained about noise pollution from the nearby highways, which can be a disturbance, especially for those who prefer a quiet and peaceful living environment. If you are sensitive to noise or are looking for a tranquil setting, this may be a significant factor to consider.

3. Limited Parking Availability

Summit at Henderson Pass has a limited number of parking spaces available for residents. This can be a significant inconvenience, especially if you have multiple vehicles or frequently host visitors. The competition for parking spots may lead to frustration and the need to seek alternative parking solutions. If you require assured parking or have a unique parking situation, be sure to inquire about the parking policy and any potential challenges during your peak hours.

4. Maintenance Response Times

While the maintenance team at Summit at Henderson Pass receives praise for their work, there may be instances where response times fall short of expectations. Delays in addressing maintenance requests can be frustrating, especially if they pertain to essential repairs or comfort-related issues. It is important to set clear expectations and communicate any urgent matters to the maintenance team and leasing office.

5. Lack of Modern Updates

Some residents have noted that the apartments at Summit at Henderson Pass could benefit from more modern updates and renovations. This may include outdated appliances, fixtures, and finishes that do not align with the expectations of modern living. If you prioritize a contemporary and stylish living space, you may find the apartments lacking in this aspect. It is always a good idea to visit the property and view the apartments in person to assess if the aesthetics and level of updates align with your tastes.

6. Pest Control Issues

There have been reports of pest control problems at Summit at Henderson Pass. This is a common issue in apartment complexes, and it is important for management to stay on top of preventative measures and resident concerns. If you have specific concerns about pests or allergies that may be triggered by them, be sure to inquire about the property’s pest control protocols and any recent issues they have addressed.

7. Lack of Community Events

While the apartment complex offers a range of amenities, there is a perceived lack of community events and activities organized by management. Resident engagement and a sense of community are important factors for some individuals. If you are seeking a strong sense of community and frequent social events, you may need to take the initiative to organize gatherings or consider apartment communities known for their robust resident activity calendars.

8. Inconsistent Leasing Office Communication

Communication is key when it comes to resident satisfaction. Unfortunately, there have been reports of inconsistent communication and responsiveness from the leasing office at Summit at Henderson Pass. This can be frustrating when trying to resolve issues or clarify concerns. It is important to establish clear lines of communication and set expectations during your initial interactions with the leasing staff.

9. Package Delivery Concerns

In today’s world, online shopping and package deliveries are a significant part of daily life. Summit at Henderson Pass may face challenges in managing the influx of packages, potentially leading to missed deliveries or difficulties in retrieving packages. This can be an inconvenience, especially for those who rely heavily on online shopping. Inquire about their package management system and any plans to improve this aspect of their services.

10. Lack of Transparency in Reviews

While reviews are important, it is notable that the apartment complex’s website curates its reviews, potentially leading to a lack of transparency. Prospective residents should seek reviews from multiple sources to gain a well-rounded perspective. It is always advisable to look at reviews on independent platforms and consider both the positive and negative feedback to make an informed decision.

If you’re a current or past resident of Summit at Henderson Pass, we’d love to hear from you! Do you share similar sentiments about the potential drawbacks listed above? 1. **Warning**: Before you delve into the sea of 5-star reviews for this apartment complex, it’s crucial to approach with a healthy dose of skepticism. There are whispers of residents being incentivized with gift cards to leave these glowing reviews. For a more realistic portrayal of the living conditions, consider sorting the reviews starting with the lowest ratings.

**Note**: Google has removed my review for no apparent reason, and Yelp has my review “not currently recommended”. With that said, I am posting the same exact review, as I’ve spent a good amount of time writing this. Please do not remove my comment.

Now, onto my personal experience with this complex:

From the outset, the lack of maintenance is glaringly obvious. Gates remain broken, pools are frequently closed due to improper sanitation, and mailboxes are in disrepair. The areas around dumpsters have been littered with discarded furniture for as long as I’ve been here.

The inconvenience is another major issue. The absence of after-hours restroom access is particularly problematic for elderly residents or guests. The workout room lacks air conditioning, and the open windows invite an influx of cats, leaving behind a mess of fur.

The complex’s online representation feels like a stark misrepresentation of reality. The idyllic images on the website seem to be a far cry from the actual living conditions. Moreover, the management continues to respond to reviews under the name of Javier, an employee who hasn’t been with the complex for several months.

The staff, especially in the leasing office, leave much to be desired. Inez, in particular, has been notably unhelpful and rude. Security is another concern, with the broken gates posing a significant risk.

The apartments themselves, despite claims of renovation, are in poor condition. Noise is a constant issue, making peaceful living a challenge. The financial aspect is another pain point, with unexpected charges and high application fees adding to the burden.

Pet waste management is virtually non-existent, with dog poop littering the complex. Vehicle-related issues are another source of frustration, with threats of towing for simply checking maintenance on operable vehicles.

Communication with management is a struggle, with emails often going unanswered. Lastly, there have been instances of discrimination, with black women, in particular, being treated rudely.

In conclusion, my experience with this complex has been far from satisfactory. I would advise potential residents to thoroughly inspect the property and consider these issues before making a decision.

  2. Before paying the $300 application fee, I highly recommend visiting the property first. I’ve now been living here for two months, and unfortunately, none of the issues I’ve encountered have been resolved. The gate has been broken for a while, and it’s almost always open. Despite having two pools, one of them has been closed for maintenance for most of my time here due to ongoing issues with water sanitation. The restrooms are still inaccessible after hours, which is inconvenient as it’s too hot to use them during the day. This continues to create a hassle when accommodating guests, family, or older relatives, especially if you live on an upper floor like me. The area around the dumpsters remains a mess, with couches and mattresses littering the space, and dog waste is everywhere, as residents don’t clean up after their pets. On top of that, the mailboxes are still broken, and the workout room is uncomfortable with a lack of AC and an accumulation of cat hair from residents leaving the window open. I feel completely misled by the photos on the website, and I deeply regret relocating from Utah. At this point, I am attempting to terminate my lease and explore my legal options with a lawyer.

  3. Lived in this complex for 5 years. After being bought by a new company, they started extensive “renovations” that I would equate to putting lipstick on a pig. It’s still a pig but with crazy increases in the rent. I moved to a newer unit that received renovations. Doorknobs and kitchen cabinets fell off on their own. The kitchen counters were not sealed properly so stained very easily. The bathtub varnish peeled within months.

After my move out, charging me $110 to screw the kitchen cabinets back on is incredibly shady. I submitted multiple maintenance requests that would go ignored and the maintenance guy told me it was “normal”.

The only positive I would list is that it was family friendly and I got along well with my neighbors. We had a nice little community amongst our kids.

Horrible management and maintenance leaves much to be desired.

  4. Welcome to the Slums of Henderson Pass. Where multiple residents have been without air conditioning for MONTHS and the pools are as green as a Florida swamp. Call the Slums home along with the hood rats who destroy not just complex property but, yours also. A relaxing atmosphere of drug arrests by SAPD and DEA. Where children as young as 7 can run the complex with zero parental guidance but, you’ll be told “there’s nothing we can do”. So what if your car gets a few bumps and dings from kids throwing rocks at 10:30pm? Even better is the state of the art security gate…that doesn’t work because the drug dealers and car thieves break it for a quick get-away. Remember…when you come to the Slums at Henderson Pass, attention to detail is only as thick as the last coat of paint.
